This very productive hay farm and cattle operation is located 13 miles north of Alice along the west side of U.S. Hwy 281 with additional frontage on the south side of County Road 227.

The ranch is very well improved to run good numbers of cattle. The irrigated and non-irrigated pastures were planted in Tifton 85 or buffel grass. The annual hay production averages 1,650 round bales and 15,000 square bales.

There are two irrigation wells approximately 900′ deep and two pivots powered by Cummins natural gas engines. There are about 344 acres under pivot.

There is also a feedlot with about 10 pens and working facilities including a scale and a hydraulic chute.

The farm has a 3-bed/2-bath manager’s house that was built in 2004. The house is about 1,800 sq. ft. and has a detached garage.

The other well-built structures include a 7,500-ft. hay barn and an equipment shed/hay storage that is 17,000 sq. ft.

At the headquarters there are two more domestic wells that furnish water to the house and all eight pastures.

The fences are in good condition and there is one stock tank. Excellent hunting for quail and dove.
